Unified Development Ordinance
Unified Development Ordinance (UDO)
On April 16, 2024, the Village Board approved a Unified Development Ordinance (UDO) to replace the previous zoning ordinance and subdivision regulations. The UDO modernizes our zoning practices while aligning our development regulations, land-use practices, and community vision with the Village’s adopted Comprehensive Plan (2015). The new ordinance went into effect on May 1, 2024 and can be found below, as well as an updated zoning map reflecting the changes made by the UDO.
What is a UDO?
A Unified Development Ordinance (UDO) is a document in which traditional zoning and subdivision regulations are combined with other desired city regulations such as design guidelines. A UDO helps with the following:
○ Implementing the Comprehensive Plan
○ Aligning development regulations, land-use practices, and community vision
○ Regulating land development and redevelopment
○ Fully integrating regulations
○ Providing opportunities for further community engagement
The previous zoning and subdivision regulations had not been comprehensively updated in many years and became out of date as the Village grows and development changes. The UDO provides the opportunity to review all our zoning standards and bring them into compliance with modern practices.
What is zoning?
Zoning regulations control how a piece of land may be developed or redeveloped in the future. Zoning allows local authorities to determine uses of property to ensure complementary uses. It sets standards for a building’s location on a lot and the uses allowed, as well as parking, signage and landscaping.
